Perry Hansen, Founder
 

Perry Hansen began his property management career in 1978 and brings more than four decades of experience to Common Properties Management Cooperative. His background includes leading maintenance operations, managing large property portfolios, and serving as Senior Property Manager for a well-respected regional firm overseeing more than 1,500 units.

Perry has directed several major capital improvement projects throughout his career, including a six-million-dollar renovation of a 260-unit building in Edina, Minnesota, which delivered strong investment returns for ownership. Known for his ability to adapt to evolving market conditions, he continues to guide communities with a hands-on, solutions-focused approach.

Since 2009, Perry has served as Executive Director of CPMC, where he leads cooperative housing operations, supports member governance, and drives long-term organizational stability. He also volunteers his time through board service with his church and senior housing community.

Perry holds the Minnesota Real Estate Broker’s License, Manufactured Home Dealer’s License, CRM, CRMT, Boilers License, and Notary Public credentials, along with multiple IREM certifications. He is the owner of Home Sales, LLC and serves as Chairman of the Board of CIC Midwest, a nonprofit organization supporting Common Interest Communities across Minnesota.

 
Pierce Stepp, Executive Director
 

Pierce Stepp has been a valued member of the Common Properties Management Cooperative (CPMC) team since 2009. With a Master’s in Anthropology from Minnesota State University, Mankato, and a Bachelor’s in Political Science from Illinois State University, Pierce brings a unique perspective to cooperative management, blending community-focused insights with practical governance expertise.

He has managed a wide range of common-interest communities, including housing cooperatives, and is deeply committed to supporting cooperatives in achieving their collective goals. Pierce contributes regularly to CPMC’s publications and serves on the organization’s Cooperative Committee, reflecting his dedication to cooperative principles and democratic community management.

 
Gabrielle Larson, Property Manager
 

Gabrielle Larson is a dedicated Property Manager with a strong background in residential and community property management. She excels in building strong tenant relationships, coordinating maintenance needs efficiently, and ensuring each property operates smoothly. Known for her proactive communication and attention to detail, Gabrielle takes pride in creating safe, comfortable living environments for residents while maximizing value for property owners.
 


Kelli Baskerville, Administrative Assistant

Kelli began her career in property management in 2019 in the Brookland neighborhood of Washington, D.C., where she built up strong foundational experience in community association management. She earned her Certified Manager of Community Associations (CMCA) designation, demonstrating her commitment to excellence and professionalism in this field.

Originally from Minnesota, Kelli moved to the D.C. area in 2015, initially for what was planned as a short-term stay. During that time, she explored her passion for hospitality, working as a barista and bartender, before starting a family.

After moving back to Minnesota, Kelli now serves as an Administrative Assistant at Common Properties Management Cooperative (CPMC). She enjoys traveling, cooking & baking. Kelli is also a classically trained pianist and continues to play in her spare time.
